Property Choice:

At Morgan Brookes, we are proud to offer a comprehensive selection of studios, flats and houses for rent to suit every requirement and budget. Once you’ve told our team what you’re looking for in terms of size, budget, amenities and rooms, they’ll then show you a number of great properties that match your search.


Your rent will usually be paid monthly and it’s likely that you’ll be required to provide a security deposit which the landlord will hold until the end of your tenancy. Your rent will be paid either to Morgan Brookes or directly to your landlord and a receipt will be provided on request. It’s important that you make sure that you can afford the monthly rent before signing your tenancy agreement as failure to keep up rent payments can lead to eviction and/or legal action.  If you are having trouble making your rent payments, your Morgan Brookes advisor will be able to advise you on the best course of action.


In a Morgan Brookes managed property we will liaise with the landlord on your behalf when it comes to making sure that repairs are made swiftly, correctly and safely. As letting agents, we are your representatives and will do everything in our power to ensure that your tenancy is a safe and happy one.

Notice and Eviction:

Should you decide to vacate your rental property, you will be expected to give Morgan Brookes notice (usually two months). At the end of your tenancy, the property will be inspected and your security deposit will be returned (subject to the checkout report).  On rare occasions, a landlord will ask a tenant to leave the property, which is called eviction.  This will usually be due to a breach of contract on the tenant’s behalf.  At Morgan Brookes, we will do everything within our power to ensure that steps are taken to avoid this and, as your representatives, will advise you on your rights and options should this occur.


Whilst living in your rental property, it is your responsibility to make sure that it is kept in a clean condition and is securely locked when you are not there. Your landlord is within their rights to inspect the property regularly but will give you adequate notice of this and will never turn up unannounced.
